Swan Lake Farm & Hunting Property

Location: Swan Lake is located approximately 5 miles north of Parkin, Arkansas via highway 75 and then one half mile east on county road 428 to the southwest corner of the property. Parkin is approximately 30 miles northwest of Memphis, Tennessee. Swan Lake is an old St. Francis River cutoff that is in a prime waterfowl habitat area and has good duck, deer, and small game hunting. The St. Francis Floodway, St. Francis Sunken Lands, Wappanocca WMA, and the L’anguille River WMA  are close to Swan Lake thus assuring the owner that the property is in a prime Flyway for the ducks. Intense grain farming in the area is also a factor in holding waterfowl in the area.

Water: Although there is one well on the property, natural flooding from area farmland brings water and nutrients to the property by runoff from the farmland. The old channel of the St. Francis has water year round and is a natural duck magnet.  If you wanted to levee some of the fields on the property and put down irrigation wells the water table is about 25 foot deep in the area.

 

Other: Leveling and building levees around the fields would give an owner the option of having rest areas for the waterfowl to help keep them on the property. By planting one or two of the fields and leaving the un-harvested grain and flooding the field would hold many ducks on the property. Pits could be placed on some of the other fields so when conditions are not good in the woods, field hunting would be available. If you will note the aerial photos of the property there is a large hole cut out of the timber. This helps the ducks see the decoys and also helps in landing the ducks in the timber. The roundness of the opening lets the hunter move with the wind to be on the right side of the hole so as to have the ducks coming into you instead of passing over you.

 

Summation:  In this writers opinion,  I can say that this is probably one of the best hunting properties we have ever had in our inventory. It has one blind and one pit and is a natural duck hole.The woods have some of the best deer and small game hunting around simply because there are not that many woods in the area and the game tends to congregate to the property for that reason.

 

Price:  The Swan Lake Farm & Hunting Property has an asking price of $350,000.00 or $1437 per acre.
