Location: Benchmark Ranch is located in Northeast Arkansas at 2798 Hwy 117, Black Rock,  Arkansas 72415. The location is about 10 miles from Black Rock and 30 miles from Jonesboro, Arkansas The ranch lies just inside the foothills of the beautiful Ozark Mountains.

 

Land Description: The ranch contains 325 acres +/- with about 180 acres of pasture, 27 acre lake, 115 acres of timber, and a 3 acre homesite.

 

Improvements: Home; - The modern home is over 4000 sq ft heated space with a three car garage, two outside decks, four bedrooms, three bathrooms, a formal living and dining room, den, two sunrooms and excellent storage areas. A three rail fence outlines the yard.  Many improvements have been made to the home including two new high capacity air conditioning units, new paint, hard surface kitchen counters,  remodeled kitchen,  lots of new flooring and a few carpentry improvements. Barns; - There are four barns that provide adequate storage areas and a modern 40x80 shop with concrete floors. Corral; - A modern corral with covered working area provides handling facilities for cattle. The

existing equipment in the corral is considered part of the property. There is also a round pen and stalls for horses. Timber: The 115 acres of timber is mostly red and white oak that in today’s market has an increasing market value. The timber lies across the lake from the home on the south and east property lines.

 

Soils, Water,  Irrigation; The predominant soil type is very productive as it responds well to fertilization. The clay/loam subsoil holds water well and adds to drought resistance of the 180 acres of Hybrid Bermuda and Fescue pastures. Most of the hybrid Bermuda pastures on the ranch has been over seeded each year with wheat and ryegrass to provide year round pasture when used in combination with the permanent fescue pastures. The ranch has been used as a cow/calf and stocker operation. A rotational grazing system using 16 separate pastures was employed providing tremendous plant diversity and increased stocking rates per acre. As in any farm, water is like liquid gold. The ranch is blessed with Bench Creek running through from West to East and keeps the 27 acre lake at the desired overflow level. A valve in the concrete flow structure can control the level of the lake. In the past years the lake has provided water for irrigation by using a graveling water gun. The fences are arranged to allow for this type of irrigation. In the early 1980's the acreage around the lake was used for crops of cantaloupe and melons with excellent production. Water for the home and corrals are provided from a regional county water system.

 

Hunting/Fishing: The timber on the ranch provides cover and feed for one of the best deer and turkey populations in the state. There have been several large bucks harvested each year with a B/C rating of 130 to 155.  TheTurkey numbers have increased each year since the 1970's and are now a mature population and is expanding each year. Small game such as squirrel, rabbit, coon, and quail are found on the property. The 27 acre lake is stocked with bass, catfish, crappie and bream. There have been several 6 to 7 pound bass caught on the lake. A floating dock is in place for those who want to fish or sunbathe. The location of the ranch is such that there are five major rivers within a 20 mile range that provide excellent fishing including trout fishing and other water sports. There is good duck and goose hunting within 6 miles of the of the ranch.
