LOCATION: The property consists of 200 acres lying on Crowley's Ridge, two miles east of Vandale, Arkansas. Highway 364 touches the property on the northwest corner and County Road 354 runs through the north 40 acres and along the north boundary line of the 160 acre tract. The property has the quality of being isolated but also near Wynne, Arkansas and only 2 miles to Vandale, Arkansas.
PROPERTY DETAIL: The Cross County Farm Identification number is 639 and the FSA-156 indicates that there are 213.78 acres in the tract and 80.7 are devoted to cropland. The balance is in mature hardwood timber that has excellent value, as the timber has never been cut over. The cruise value is unknown, however, a visit to the property will indicate the obvious value. The timber is high in the number of mature Red Oak and White Oak trees as well as a few varieties of softwood trees. The open land that is designated as cropland has been neglected over the years and requires redevelopment due to the small brush that has taken over most of the pastureland, however, it is believed that no heavy equipment will be needed to accomplish the return of good pastureland. The property appears to be free of surface rock and in good shape for the introduction of various types of grass and ground cover for pasture.

SOILS: The soils are Alligator Clay 86%, Earle Clay 12%, and the balance is Bowde Silty Clay.
HUNTING: The property is covered with Whitetail deer trails and small game such as Squirrel, Quail, and Dove are present on the property. Brokerage is told that Wild Turkey are also present on the property.
SALE: The Marsh/Catron property is being represented as 200 acres according to information provided by the owner's attorneys. The asking price is $425,000 as is and owner's desire is cash at closing.
