TWIST FARM
PROPERTY OVERVIEW
In the 30 years that White Land Company has been in business, we have never had the opportunity to represent a farm that is totally incomparable to anything we have ever brought to the marketplace. The Twist farm is, without question, one of the top five farms in the entire mid-south United States. Everything about the farm is absolutely perfectly geared to the ultimate in production capacity. This farm is located in the heart of the Arkansas breadbasket for the production of rice, corn, cotton, soybeans, wheat, milo and is in the unique position of transitioning into future renewable energy crops without disruption of the basic infrastructure of the farm. The farm carries in excess of a 70% government rice base. The farm is 99% precision leveled and/or zero graded. The irrigation system on the farm is the most advanced that this brokerage company has ever represented, having the capacity to either irrigate “down the middle”, flood irrigate or irrigate overhead with the battery of center pivots available at the flip of a switch. Underground wiring, underground irrigation pipeline with accompanying strategically located risors, electric wells, relifts and diesel powered irrigation wells along with the center pivot systems irrigate 99% of the farm with custom irrigation specifically geared to the particular crop that is being produced on the farm. The underground Mississippi River water aquifer has a static water level varying from 22 to 28 feet underground and is completely recharged via the Mississippi river each year. The farm has over 6 miles of river frontage on the old St. Francis River which supplies cheap, accessible and abundant irrigation water with the sophisticated relift system located on the river. It should be noted that none of the farm is in any flood plain and there is no risk of overflow on the entire farm. The farm has the versatility of being able to produce above average yields of rice, corn, cotton, soybeans, milo and wheat when market conditions demand a change of production habits.
The headquarters boasts a grain drying and storage system that is on the cutting edge of technologically with a capacity of near 750,000 bushels, which naturally enables the farmer to take advantage of the ever changing commodity prices that occur throughout the year.
The production capacity, irrigation system, grain drying and storage system and the government crop bases on this farm will naturally attract the best farmers the country has to offer as tenants and will command the highest return available as well as secure the investment made in this incomparable Arkansas farm.
This farm is a must see for the serious agricultural investor. You will not be disappointed with the time you devote to a visit to this farm.
