IMPROVEMENTS: There are 3 fields in this tract. The 41.14 acre field has been leveled to grade. The 97.98 acre field lays flat with 0 to 1% grade and the 157.79 acre field also lays flat with 0 to 1% grade. All fields are irrigated by 4 turbine irrigation wells strategically located. Underground irrigation pipeline ties two of the wells together in field 2 and 5. (See FSA field maps). An all weather County Road 134 runs through the middle of the tract and is only a quarter mile from paved State Highway 259.

IMPROVEMENTS:
All acres are irrigated with two irrigation wells on the 154 acre tract at Hickory Ridge, Arkansas. The wells are connected together by underground pipeline and 7 risers. Larger well, new in 2013, with a new electric motor in 2014. Smaller well is 40HP sub. Arkansas Well provided all the work on the wells. Smith Electric has accomplished all electrical work on the wells (see irrigation scheme included within this presentation). Sate Highway 259 runs the length along the eastern border of the tract.

The 154 acre tract has been "line leveled", meaning it is all furrow irrigated. Farm is currently in a corn/wheat/bean rotation. Will Nicholson is the tenant. Lease expires after harvest this year. He wishes to continue farming upon lease execution with the new owner. Corn was produced in 2015 and the yield came in at 190 bu. per acre. IMPROVEMENTS: The 39 acre tract near Vanndale, Arkansas has one 40 HP submersible well, three years old. Hardwick Irrigation is the well contractor. The tract was completely precision leveled in 2011/2012. The 2014 rice yield was 190 BPA of medium grain rice. The Farm is currently in soybeans. Corn is planned for 2016. Will Nicholson is the current tenant and desires to continue farming upon execution of a new lease with the new owner. Current lease has expired.
