LOCATION:

The Tyer Farm is located approximately 10 miles north of Jonesboro, Ar. via highway 63 north and 2.5 miles west of Bono, Ar. via highway 230 west and then 3/4 mile south on county road 147.


 
BASES:

The farm has 100 acres of rice base, 21.8 of wheat base, 2.8 acres of grain sorghum base, 13.4 acres of soybean base for a total of 140 base acres.


 
ACREAGE:

The farm has 200 acres more of less deeded, 194.38 farmland acres, 189.58 acres cropland. All farmland is precision leveled except 22 acres and this can be leveled at minimal cost.


 
IRRIGATION:

There are two wells on the farm. One well is on the north end and the other on the south end. The south well was put down in 2018 by Vick Well Drilling of Paragould, Ar. and the north well was new in 2013. I don't know who put that well down but assume Vick did but could find out if needed. The water is sweet and plentiful as both wells pump good streams of water.


 
SOILS:

The farm consists of all silt loam soils that are conducive to high yields and a copy of the soil map and legend is included in this package.


 
OTHER:

The east side of the farm containing 100 acres was leveled in 2016 and the west 67 acres was leveled when I purchased the farm in 2013. I have put all new culverts and drain pipes except one and it will be replaced this spring. The farm can be insured to the max if desired and has that insurance in place now. The farm is now leased to Bobby Davis and his family on a 75/25% split.


 
PRICE:

The asking price of the farm is $1,075,000 or $5,375.00 per deeded acre.

YIELDS: Recent years yields on this excellent rice farm range from 150 to 220 bushels per acre and soybean yields range from 50 to 70 BPA.
