The farm is located just outside the town of Hunter, Arkansas and situated between highways 49 to the west and 78 to the east with easy access from either direction. The farm is midway between Memphis and Little Rock with both major metropolitan areas being roughly 60 miles from the property and accessed via I-40 to highways 49 and 78. There are over two miles of rail and highway frontage on U.S. Highway 49 on the west boundary and 3/4 mile frontage on State Highway 78. Airport access is available at the town of Brinkley located approximately 10 miles to the south. There is also rail access at Hunter. The farm has been in the same family for 4 generations and has never been offered for sale since the 1930's. Farms in this area are highly sought after and are rarely offered on the public market.
According to FSA records the farm consists of 598.28+- farmland acres and 569.09+ cropland acres. Over 95% of the property is productive cropland.
The area is well known for the historic hunting opportunities with many hunting clubs located in the area. The farm is 100% irrigated via 6 turbine irrigation wells 150 acres having been precision graded. There is also approximately 27,000 bushels of on farm grain storage. The farm is irrigated via thousands of feet of underground irrigation pipeline and accompanying risers. Above ground flumes are not necessary. There has also been major development of drainage improvements to move water off the farm in the event of major rainfall. Planting season and harvest are typically more efficient on this far due to drainage, soil types and no flood zones.
The soil profile consists of Hillman silt loam, Grubbs silt loam, Tichnor silt loam, with Calhoun silt loam making up the balance. These soils are sometimes referred to as "ice cream dirt" because of their versatility in crop production. These soils are suitable for rice, cotton, corn, soybeans and vegetable production if so desired. Typical yields for rice are 180 to 210 BPA, Corn, 180 to 220 BPA, Soybeans, 50 to 80 BPA, Wheat, 80 to 100 BPA. These soil types provide excellent drainage and allow farmers to plant in a very timely manner. Cotton has not been produced on this farm since the 1950's, however, if desired, these soils are highly conducive to above average production of cotton.
USDA/FSA Crop Bases and Yields:
The current lease on the farm expires on December 31, 2020 and the leasee desires to keep farming the farm on a long term basis. The current lease calls for a 50/50 split on all crops with the owner participating in most of the inputs required by the production of crops.
Taxes for the property are approximately $6.25/acre.
The farm is offered at $5,500/acre. Owner desires cash. Low ball offers will not be considered, but offers reasonably near the asking price are encouraged if prospective Buyers are seriously expecting to purchase the farm.
