1472 Acres
Lawrence County, Arkansas
Price: $5,667,200

LOCATION:

The Lick Pond Slough Farm is located approximately 2 miles east of Alicia, Arkansas via highway 230. Highway 230 intersects the farm. Lick Pond is 12 miles from Jonesboro, Arkansas and about 75 miles northwest of Memphis, Tennessee.

ACREAGE:

Lick Pond has 1472 acres of Farmland and 1396 acres of Cropland.

CROP BASES/PAYMENTS: Lick Pond has 1006.4 acres of rice base, 356.5 acres of soybean base, 19.4 acres of wheat base, and 2.8 of grain sorghum base. The 2009 Direct Payment is $86,645 +/-.
IRRIGATION:

There are eleven irrigation wells on the farm. Two relifts help with recycling of the irrigation water. There is approximately 7,000 feet of underground pipe with accompanying risers and all drains are equipped with splash board drains.  The static water table is about 55 feet and the wells are set at 80 feet. In this area the wells are commonly drilled to a depth of 120 feet.

SOILS:

The soils are Crowley Silt Loam 45%, Jackport Silty Clay 40%, and the balance is distributed almost equally to Dubbs Silt Loam, Dundee Silt Loam, Foley Silt Loam, and Hillemann Silt Loam.

IMPROVEMENTS: The Lick Pond Farm has 210,000 bushels of grain storage, a 100 foot by 70 foot shed. All of the land is either zero graded of precision leveled and while leveling the owner used the topsoil replacement method. This entails removal of topsoil on the cuts and fills and replacing the topsoil when the grading is complete. This method is one of the most expensive ways to level ground but it keeps the land producing with no drop in yields after leveling.
HUNTING:

RENTAL INCOME:

Waterfowl hunting in the area is very good because the farm is located about 2 miles from Shirley Bay WMA, Black River, and the Cache River. Left over grain in the fields is a magnet to the ducks and geese in this intensely agriculture area.

The current rent contract calls for the tenant to deliver 43 bushels of rice per acre on all of the cropland acres. This equals 60,028 bushels plus the tenant pays $0.10 per bushel storage on 210,000 or $21,000.00. Additional income can be derived from duck hunting if owner desires.

PRICE: The Lick Pond Slough Farm is priced at $5,667,200.
