LOCATION:

The property is located one mile North of Imboden via Highway 62 and one mile North on Henderson Road. The Spring River is the Southwest boundary with approximately 1.25 miles of river frontage. Wells Creek runs through the property from North to South emptying into the Spring River.

ACREAGE: FSA records (156ez) indicate 754.8 farmland acres and 399.1 +- acres. Mrs. Abbott has surveyed 20.5 acres out from the north side of the property. This reserved portion is all timber. The timber acres are 335.2+- after the 20.5 acres are withheld.
TAXED ACRES: The Randolph County tax records indicate a total of 776.48 taxed acres minus the 20.5 acres for a selling total of 756 acres +-.
GOVERNMENT CROP BASES AND PAYMENTS: The bases are Wheat -- 129.9 acres and Grain Sorghum -- 37.5 acres.  The payment is $2,690.00.
TOPOGRAPHY:
All of the pasture land is flat or has a gentle roll.  There are no HEL (highly erodible lands) on the pasture. There is one gently sloping hill in the timber.
LEASES: There is a tenant on the property whose lease runs through June 30, but in the event of a sale he will vacate at the request of the new owner, within 40 days or less, depending on the weather.
PASTURE CARRYING CAPACITY: With over seeding of green crops such as wheat, oats, etc. in the fall, it is estimated that the pasture would carry up to 200  mother cows and their calves.  This would entail fertilizing the pasture to ensure good bermuda grass growth, clipping or spraying to control weeds and thorns, and movement of herd to different pastures to stop overgrazing. A 45 acre field on the east side of Henderson Road is now being used as a hay pasture and with good growing practices should provide adequate hay for winter use. 
HUNTING AND TIMBER: The 335 acres of timber should provide an estimated $10 per acre if leased for hunting. The timber consists of mostly red and white oak. Owner stated that a recent timber cruise gave a value of 40 to 50 thousand dollars.
HISTORICAL INFORMATION: This fine property has been in the Henderson Family since 1857. The Cherokee Indians crossed the northern part of the property during the "Trail of Tears".
PRICE:  The asking price for the taxed acres on this fine property is $1,134,000 or $1,499 for 756.48 taxed acres.
