LOCATION:

This outstanding farm is located in the epicenter of the Arkansas rice producing region, approximately 3 miles northeast of Hickory Ridge, 1.5 miles north of Highway 64, 25 miles northwest of Wynne, 38 miles south of Jonesboro and 70 miles west of the Mississippi River bridge in Memphis, TN. This is an area of highly intensified agricultural production of rice, soyeans, milo, corn and some wheat.

IMPROVEMENTS:

The reservoir also adjoins a 24 acre reservoir that is owned by the Arkansas Game and Fish Commission which includes a total of 213 acres known as the Brushy Creek Wildlife Management Area.

The farm is 100% irrigated. All irrigation wells are connected via underground pipeline with strategically located risers. Owner added a new relift station in 2018 and precision leveled 105 acres adjacent to the reservior.

HUNTING:

 

The region is also historically noted for the unsurpassed quality of waterfowl hunting. The farm is the location of the well known Hickory Ridge Duck Club, an enterprise that produces over $60,000 per year in hunting fees for the opportnity to hunt waterfowl. Hunters from Atlanta, Ohio, Tennessee, Alabama and many other places have been hunting this property for over 50 years and they keep coming back for more. The hunting income and the hunting rights have already been contracted for the 2018-19 duck hunting season and will not convey until the 2019-20 hunting season. The income breakdown is as follows: 3 hunting pits at $10,000 each, 1 hunting pit at $8,500, and 2 hunting pits at $7,500 each. Day hunts are also provided at a fee of $225 per gun for 1/2 day hunts, no lodging or meals are provided.
