White Land Company is pleased to announce the addition of the Owens - Spence Farm and  Hunting Property to their list of premier farm and hunting properties.  This consistent crop producer and prime hunting club was purchased in 1990 by the late T. O. Spence, his son Greg, and George, Joey, and Tommy Owens, all of Wynne, Arkansas.  After purchasing the property they immediately went to work to improve the property by leveling part of the farmland and grading all the land for better drainage. That same year they built a 40 by 70-foot clubhouse that will sleep 28 or more hunters comfortably. The property had approximately 200 acres of pine timber, which was four years old on it at the time of purchase.  As the pine timber has matured, it has become a magnet for the deer and the owners see them almost on a daily basis. The timber is now 17 years old and enrolled in the CRP program until 2007.  The property currently has three pits and three blinds plus other areas where you can get a tree and call the ducks to you. In addition there are  several stands located in prime places  for deer hunting.

The property could accommodate several more blinds and/or pits.  I have personally guided many hunts and I can attest to the quality of the duck hunting in the area. Bayou DeView runs through the property and The Cache River National Wildlife Refuge, which includes the Black Swamp hunting area, and the White River National Wildlife Refuge, which includes Hurricane hunting area, are only minutes away. I have hunted the area for many years and I do not think there is any better duck hunting in the state on an annual basis.

The clubhouse has six bedrooms, four full baths, a large kitchen and dining area and large den area plus an office and mud room.  The farm and club are supplied with Hickory Ridge Rural Water and have a septic tank for sewer. There is a 1400-foot long airstrip on the property next to the clubhouse for smaller planes. There is also an airport in McCrory Arkansas, a short 15-minute drive from the clubhouse.

The farm contains 1432 farmland acres, more or less, with 1326 acres of cropland, 220 acres of pine timber giving you 1106 total cropland acres with  the balance in roads and ditches. The headquarters has three 20 thousand bushel grain bins located across from the clubhouse. There are eight deep wells and two relifts with abundant water at all wells. The water table is high in the area and the property also have two ½ miles of under ground pipe to enhance the irrigation capabilities.

Rice 539.6 acres
Milo 252.5 acres
Soybeans 249.0 acres

The owners will lease the farm back from the purchaser if needed and Mr. George Owens has stated that the farm averages about 100 thousand dollars in rent each year at a 75/25 rent not including the income from hunting. This income, along with the value of the pine timber at harvest could make the property a good long-term investment.

This exceptional property is listed at 5.5 million dollars.
