Crawford Cattle Ranch & Hunting Property

White Land Company proudly presents the Crawford Ranch. Located on historic Crowley’s Ridge, the ranch will contain 375 acres more or less. Located on the western slopes of historic Crowley’s Ridge this property is approximately 3 miles from Cherry Valley, 30 miles from Jonesboro, and 55 miles from Memphis, Tennessee. Access is via highway one and then an all weather County Road that runs through the property.

The property contains 440 acres more or less but the owner has an irrigation lake on the property he will keep to water his cropland west of the ranch. The lake will be surveyed out of the property and the buyer will pay only for the remaining acres on a per acre basis. The lake is stocked and the buyer and his family will have access to the lake for recreational purposes. There are also five other ponds on the property that are stocked and are used for watering the cattle. The ranch currently has 350 head of cattle on it at this time and the pastures are mostly common Bermuda. The stock carrying ratio on the ranch is about one cow per acre in a cow calf operation, which could be raised with increased fertilization and other recommended measures. There are adequate acres for a haying field for winter roughage and the owner reports he will give some acreage to the buyer for growing oats or wheat. Crawford ranch is fenced and cross fenced with the fences in good shape and little or no problem with wandering stock.

There is a modernized log home on the property. It is a three bedroom, one bath, with electricity, water, and phone service. The home is currently in use by the owner’s employee. This home would be an excellent hunting cabin for the new owners if so desired.

The owner reports that there were 13 deer killed on the properties woodland in 2003. The woods are approximately 40 acres in size and have not been harvested in 15 years. There are also many small scopes of woods, that deer prefer, on the property. The ranch also has turkey, quail, and other small game such as squirrel, rabbit, and raccoon. Crowley’s Ridge is known nation wide for the large deer it produces each year and there was a state record deer harvested near the Crawford Ranch two years ago.

The Memphis Soaring Society joins the ranch on the southwest corner of the property. This presents an opportunity for selling small lots for society members to build weekend homes if so desired, by the new owner. The society is steadily growing and chose this area for the updrafts coming off the ridge. As the potential buyer will note when looking at the property, he will pass the club and see the steady development of the area.

There is a gravel pit on the property with some sales potential but the value of the pit has not been established.
